“We have stayed here before and for where it is and what it offers from room size to sky for our 12 year old we love it and have booked again next summer, just a couple of little things clarity on the parking space helpful as next door say to park different to website, little smell of fish in back bedroom not sure what that was.”

Being really picky now the magnet on washing machine door didn’t work so cupboard stayed open. Great facilities shower amazing position perfect.

“Perfect location and in side facilities.”

“Sofa and chairs not comfortable.”

Bed not comfortable in back bedroom. General feeling of dampness everywhere - clothes felt wet. Furniture flimsy and insubstantial. Glass coffee table on patio smashed and glass shards all over patio and dangerous. Visitor logbook had recent reviews ripped out. Handbook did not match Sykes instructions.

“This property was a real disappointment.”

The location was great for us very close to carbis bay Beach and great for getting to st Ives. The cottage it’s self was not good unfortunately it was very dirty on arrival cleaners were sent back to sort this for us which was good but there is a terrible fish smell in the back bedroom which was not sorted for us so we had to put up with it for the whole weeks stay it’s was terrible. We were unfortunately unable to open the bedroom windows to help with the smell as we saw a rat one evening outside the bedroom so this worried us to leave the window open incase they came through the window. The wardrobe doesn’t shut properly either, the property just isn’t well maintained. We came to use the iron to find the plug had been cut off so a new one had to be delivered to the property for us. The oven was filthy needs a proper clean between guests and the freezer draws were also filthy. I suggest this property needs a real deep clean. The parking situation is terrible if you own a big car. With the property next door also parking there you just can’t get a big car in the parking bay if they return home with their car before you do. We did get a very insulting refund from the owners for all our issues but in our opinion they didn’t deal with it very well and to the standard we would expect. Carbis bay holidays were great and tried their hardest for us. It’s not good to spend every day of your holiday on a phone trying to resolve accommodation issues and reporting issues.

“Great location, property well equipped for 2, towels and bedding clean and soft.”

However, the outside to the front of the property, is filthy and in desperate need of a clean. Door frames, windows frames, cooker door, radiators and floors dirty, also a strange smell in the bedroom and mould areas behind the wardrobe. Certainly looked better on the website than in real life.

“We stayed here last year, absolutely loved it recommended it to many.”

Cream tea and wine on arrival nice touches.this year completely different, no nice touches, shabby decor.not so clean.but the complete game changer was the lounge chairs they had changed.they are the most uncomfortable chairs I have every sat on the sette was so tired workout. Having had such a great time last year we were so dissapointed. In fact having spent two night of touches on the chains we cut our holiday short went home for comfort. We had two holidays last with sykes. We were about book our next break with sykes in September as we did last year but we are now looking around else were,we have not ruled sykes but with our recent experience we are looking. Sorry to have to report this.

“Kitchen fine well stocked with good appliances The soft furnishings were tired and grubby.”

The whole place needs painting it’s a shame as the location is fine We arrived to a stinking dirty towel hanging on the back of one of the dining chairs There’s also a fishy smell in the bedroom maybe due to faulty electrics on side table lamps - it’s horrible Won’t be returning sorry

We were very sorry to hear that you encountered some issues during your stay, had we been made aware of the issues at the time we would have done all we could to rectify things for you. We will arrange a deep clean of the soft furnishings and will look to have the property repainted, to freshen things up. We have discussed the dirty towel on the dining chair with our housekeeper and this was an oversight, for which they have apologised. We will look into the fishy smell, we do have an air circulatory system in place which helps with any damp so we have a look to see if this might be a problem and we will also check the side table lamps. “This was our second visit and stay at Ocean Gate due to the fabulous views and location, only a 1.”

5 mile walk into St Ives so away from the hustle and bustle. Great that the apartment has a dedicated parking space however, there is an issue between where Sykes state you should park and the owners of the Wheelhouse who have put a plaque on the wall showing where they think people should park; this caused a couple of arguments and the owners of Ocean Gate need to address this. The apartment is well lit, great bedrooms and open plan living space, the arm chairs are not very comfortable after a long day of walking and the sofa could do with some new cushions but it's ok. A lot of feedback in the visitor book though I'd guess the owners rarely visit and read/ take on board the reviews left, still no full length mirrors anywhere when there is plenty of space for at least one in each bedroom. The bath is very deep with no bath mat provided and it does get very slippery, so care taken especially for young children or older guests. Last Feb there was a clothes horse for drying/ airing clothes this is no longer in the property and there is no washing line so whilst you can wash your clothes you'll be hard pushed to dry them. Also the outdoor furniture is tired and for an apartment that sleeps 4 people only having 2 outdoor chairs is very limiting for outdoor evenings, on this the dining chairs are slightly unsteady and need replacing. Overall we would stay again due to the location however, the owners need to take onboard the comments for how the apartment could be improved.

Good location and parking was fine although it is a shared driveway entrance. Would have liked entrance mats and coat hooks, but the flat provided all that we required for space and comfort. Always pleased when tea, coffee, milk and biscuits provided on arrival - a lovely touch.

“I think the property was in a super location and loved that the parking had its own bay.”

Arrived to a clean property and had a lovely complimentary bag with goodies for all which went down well. The kitchen was fantastic and full of everything you might need which was amazing. The only two things I would say to make this property even better would be is the walls need a fresh coat of paint as people have marked it and in parts made it grubby. The last thing is one of the bedrooms smells like abit fishy where the bedside tables are. Other than that I would not hesitate to stay again. Thank you for having this property to let for holidays.

“It was very dirty ,we could not sit on the armchairs for three nights until they had them cleaned (luckily we had our beach chairs in the car ) .”

“We had a lovely time.”

Everything was clean and tidy. Towels thick and soft. Even though there were only two of us we could have done with more drinking glasses. There were only two plus a couple of beer glasses and some plastic ones. The extractor thing in the hall next to the bedroom is very noisy and drive us slightly mad when we were in bed. Potentially there could be problems with parking depending on the size of everyone’s vehicles although it was fine whilst we were there. There were some noisy people up above us. I don’t know if they lived there or were holidaying but they quite often sounded like a herd of elephants or as if they were moving furniture around and sometimes this was after midnight. Apart from that everything was fine.

“Very homely and warm on arrival - very welcoming feeling.”

The property was really clean apart from oven which hadn’t been cleaned . I’m sure this was just an oversight - we emailed Sykes Cottages with photo when we discovered the mess in the oven but no response . Should imagine the road outside would be very busy during the summer months so may be a bit noisy when sitting outside but overall the property is like ‘home from home’. Surprised there was no hairdryer given the fact the property was so well equipped.

“Lovely apartment within good distance to the town and beach Spotlessly clean and very comfortable.”

Only thing that was missing for us was a few cooking bits (were avid cooks)- just little things like cooking oil, salt and pepper, herbs etc. seemed a bit of a waste to buy these thing for just a few days. But a spice rack with a few essentials would’ve been great! Otherwise we were very pleased with the apartment, very safe and secure

“We have stayed in a number of properties in carbis bay and also with carbis bay holidays.”

I would say this has been atleast well of 10 occasions with this company. Any time there has been a fault they have been quick to deal or put right and likewise here. The property is very warm and well equipped and a great location with a slight partial sea view. It’s quite small but does the job you want it to and the enclosed garden space is great for the dogs. I write this review for last year (forgot!) whilst sat in ocean gate again this year having rebooked and we have just booked again for next year as we enjoy it so much and a great price compared to other properties. Since the takeover by Sykes prices have increased alot but glad to see it hadn’t for this one. Parking is tight and entry to the road is on a tight bend but not a major issue. Would definitely recommend this one

Only thing we struggled with was the signal and WiFi not the strongest, but that's only a minor thing. If you don't like walking and exercise then suggest you stay on the actual beach itself, we did more walking than anything else. The walk back from the beach is a killer

Location is great for carbis bay beach and a lovely cliff top walk of 20 minutes to St Ives. Dog friendly pub, Cornish Arms 5 minutes walk. Go to Becks Fish and Chips. Would stay here again

“Lovely Property, really well situated, 2 mins from a large Tesco, close to lots of places to visit with a nice view looking over the bay.”

Property was very clean & smelled fresh on entry, nice and warm & welcoming. All furniture, fixtures, fittings, Crockery & equipment were top spec & in really good working order, there is also plenty of everything all of which is important for a pleasant stay. “We’ve always stay with cabis holidays and never had to complain.”

This place was dirty my daughter found dirty tissues on her bedroom floor . The floors were so dirty our socks were dirty within half an hour of being there. The tray on the door of the fridge was broken so there was old milk all in the fridge where people who had to laid their milk down and it had leaked all over the bottom of the fridge . When we opened the cooker there was some chips on a tray from previous holiday makers and the oven was covered in grease inside . Dead flies on the windowsill not one but many, dirty windows with finger prints all over them inside and outside . The bathroom floor round the pedestal had a ring of dirt round and the bin hadn’t been cleaned at all it was dirty . Yogurt on the coffee table that had been sat a while as it had dried on,the back bedroom smelt of damp and was cold this made the bedding feel and smell damp . There was someone hair all over the floor it was that bad my daughter wanted to go home . Both wardrobes were full of Christmas decorations and high chair and just wasn’t clean this made putting our belongings in there difficult as it limited our space for our cases . The Wi-Fi was mostly no more than 1 bar at most times even with the booster plugged in . A very disappointing stay as we love staying in Carbis , we are really shocked that Carbis Hoildays rented this out with what is been happening with covid we expected better as our check in time was pushed back to allow more cleaning .

It’s a shame to see the same accommodation however for 2022 for the same week has not just increased but the price has “doubled” for the same accommodation same facilities is disappointing for future family’s.

Living Area As you enter this modern bolthole, you are greeted into the modern living area of Ocean Gate.

With an open plan Living, Dining and Kitchen area, you can enjoy socialing with family and friends.

A comfortable dark two seater sofa is positioned in front of the 32" Samsung TV with Sky package.

There are two large arm chairs with blankets, perfect for a cosy night in.

Throughout the living area there is a variety of local prints creating a seaside atmosphere.

Enjoy listening to music of your choice with the HiFi system or curl up and watch a film on the Blu Ray player.

Dining Area The dining area is perfectly placed, next to the kitchen, great for socialising with the chef or take the opportunity to enjoy the sea views.

There is a contemporary round glass topped table with four chairs to relax and enjoy some local treats. There is Amtico flooring throughout the apartment with gas central heating. Kitchen The contemporary kitchen forms part of the open plan living.

Ample storage can be found within the white gloss units and plentiful preparation space is available on the black granite work tops.

Integral appliances comprise of Neff oven/grill, slimline dishwasher, Neff washer/dryer and ceramic hob with extractor above.

There is also a kettle, microwave, toaster, an under counter fridge and freezer.

For all you coffee lovers, there is a cafetiere provided. Sleeping Bedroom One Located towards the back of the apartment, bedroom one comprises of a double bed dressed with crisp linen.

There are matching bedside cabinets with reading lamps and a wardrobe.

Artwork of the local area can be found dotted on the walls, reminding you of the beautiful seaside town your home from home is set in.

Bedroom Two This bedroom can be found just off the Living, Dining area and opposite the family bathroom.

There is a dressed double bed with small bedside cabinets and matching reading lamps and a hanging rail. Bathroom The family bathroom is Conveniently fitted with a large bath and overhead shower, perfect for all the family after a long day at the beach.

There is a freestanding sink with a mirror and light above along with a towel rail.

you will find a cabinet, great for toiletries. A selection of high quality towels are provided. Outside A veranda, decked area and enclosed gravel area can be found to the front of the property.

The tiled veranda is a great sun trap and a perfect place for your morning tea or coffee.

The decked area is located towards the end of the gravel area, there is a wooden bistro table and two chairs.

Parking can be found to the rear of the property, there is a rear entrance with a small lip to access the apartment.

Just a short drive from iconic St Ives, the seaside village of Carbis Bay is best-known for its beautiful stretch of pure white sand. With turquoise waters and sheltered conditions, the beach feels almost subtropical and is the perfect spot for a good old-fashioned day by the sea. The beach is also home to the Ocean Sports Centre, so if sunbathing is not really your thing, why not hire a kayak or SUP and get out on the water instead. Or why not treat yourself to a Spa day at the delightful hotel which overlooks the beach and has a fabulous terrace where cocktails can be enjoyed in the Cornish sunshine? Carbis Bay has a small range of local shops and restaurants as well as a fish & chip takeaway and railway branch line. The train journey from Carbis Bay into St Ives is perhaps one of the most beautiful in the country; St Ives additionally makes for a great day out, with plenty of galleries to explore. The quayside town of Hayle also isn't far and is home to activities for the all the family, including a golf and a wildlife sanctuary. The Godrevy Nature Reserve and Penwith Heritage Coast are also within easy reach from Carbis Bay, providing outdoors and watersports plans with even more activities to partake in, including coasteering and birdwatching.
